Phase II - Project Schematic Design & Design Development
- Coordinate geotechnical investigation (soil borings)
- Schematic site/civil engineering and schematic site planning
- Schematic Architectural Building Design, Owner review and approval
- Begin Outline (materials, systems and features) Specifications
- Coordinate and provide Schematic structural planning with consulting engineer
- Coordinate and provide Interior Design Concepts
- Initiate and provide schematic Mechanical, Electrical and Plumbing systems design
- Interview prospective contractors based on a response to the Schematic Design Package
- Review and analyze scope pricing from Contractors and assist Owner with selection
- Complete Architectural Design Development Drawings, Owner review and approval
- Finalize Outline Architectural & Engineering Specifications
- Structural, Mechanical, Electrical and Plumbing Engineering Design Development
- Update Project Budget and Schedule
- Review the Design Development Documents with the Owner for approval
Phase III - Contract Documents & Contract Administration
- Provide complete Architectural Construction Documents
- Provide complete Civil, Structural, Mechanical, Electrical and Plumbing Engineering Construction Documents through our consulting engineers
- Provide complete construction contract specifications
- Provide Construction Contract Administration Services for the project including:
- Review of contractor submittals for materials and systems
- Review of pay requests
- Site Visits, construction inspections
